If you are trying to sell your home on your own you are taking some risks. You have probably said to yourself - I've sold my car privately and that was no hassle. Selling your home is defferent and requires a lot more things to take into consideration. Do it wrong and it can cost you big bucks! First, there is pricing your house correctly, then there are the negotiations to consider, your being present all hours to show the home, paperwork to be prepared, questions need to asked of your potential buyer. It's easy to make a mess of what seems like a simple process.
As a Realtor I can save you the headaches, simplify the paperwork, and help screen your potential buyer. As a Realtor, here are some of things I do:
1) List your home in the MLS. (This is where 100% of the Realtors search.)
2) Publish your listing on a variety of websites. (approximately 90% of the potential buyers search via the internet.)
3) Work up comparables to give you an idea as to what your home is worth.
4) Guide you through the pre-sales process by giving you suggestions on how to best show your home.
5) Show your home, and if you request it, accompany all showings.
6) Insure that a potential buyer is pre-qualified and is able to buy your home.
7) Review all incoming offers and make recommendations and assist in the negotiating process. Remember, you have the final say in that.
8) Make sure all documents are prepared properly and that the process from signing to closing goes smoothly.
9) Work with you as if I were selling my own home. I will keep you up to date on all happenings.
10) Keep you in the loop (good news and no news.)
ARE YOU A BUYER?
Buying a home is a big and important step. Too often a Realtor will pressure into buying something that really isn’t for you. I want you to take your time, find what you want, make sure you like it and it’s you! I want you to be happy. Why? My business depends on customer satisfaction! I work for a smaller office where our client is our primary concern.
As a Realtor for you – the buyer, here are some of things I will do:
1) Get you pre-qualified. This way we know what you can really afford to purchase. (I know is sounds harsh, but better to be prepared then disappointed.)
2) Help you determine what you are looking for and where you want to live.
3) Search the MLS for listings that match your criteria! Not what I want you to buy, but what you want to buy.
4) Set up appointments for viewing.
5) If asked, offer my suggestions regarding a particular home.
6) Using comparables, determine if a house is priced right.
7) Work with, and advise you, on making an offer.
8) Prepare all paperwork and answer any questions you may have regarding the contract and other paperwork.
9) Hold your hand from making the offer through to closing.
10) Keep you up to date on progress and assist you if anything should arise during the entire process.
